The Future Diary of Parklane OUG

根据目前收集到的质料显示:

最靠近Parklane Oug的LRT将在  PPR MUHIBBAH (Ampang Line – Station 2) 2016年起好,根据计算,步行的距离大概是500M 或15-20分钟(From Block E1,E2 & E3)。不排除将有rapid kl 巴士接送到最靠近的LRT站。

新的Paradigm Mall OUG 将会在2016年动工,预料起好后将会带旺kesas highway一代的房价。

2015年
Parklane OUG 预计将在2014年尾(Phase 1,2)和2015年头(Phase 3)完成, 保守估计会有大约60%的自住屋主搬进来。另外40%的投资者将会选择卖出或把房子租出去。

根据phase 1&2&3 的购买价RM280k-390k, 租金大约在1500-1800就已经是一个不错的合理价了。Subsales价预计将是480-550千以上,当然还要根据当时的市场需求。

但是要明白,在这么一个新区里,只有大约200家的商店可以出租而已。可以预料会进入的商店如下:

首先吃的绝对不能少,Parklane绝对70%以上的租客都是中收入的华人。所以大炒小炒杂饭绝对不能少。加上华人是地球上对食物最挑剔的种族,所以没有那么上下的本领,在Parklane立足真的谈何容易。结论,Parklane的餐馆需要便宜加好吃,缺一不可。

KK Mart, 7-11, 99 Mart等好几间零售商店绝对不会少。
家私店,电脑店,洗衣店,健身店等等店子将陆陆续续的冲进来这个住了大概10000-15000人的小城堡。再加上附近的住宅区的人流涌入,预计人流可以到达20000-30000。

可能不旺么?旺到爆炸了!!!在一个做啥都可以的小城堡,你还需要出去么?

很多人说那么这样不是很杂么?什么人都有。会不会很多黑人住进来呀?

你们以为这个Blog主要是做什么的? 迟一点我将会做一个List,把那个乱乱把屋子租给黑人的Owner名字和Unit Number 放在这个blog里,杯9葛他。给他名字臭!

加上其实很多黑人都会比较喜欢住在靠近自己学院,有酒吧,夜店,和有适合他们食物的地方。

商店会这样lulu开那种没啥market的店在这里么?在这里自住的华人可是高达70%的也!


2016年
当目光短浅和想着赚快钱的投资者都把屋子放到七七八八时,LRT 起好了。霎时Parklane OUG 的卖价将会起到550k-650k。租金将会起到2000-3000块一间屋子。卖点将会是因为食物选择多,交通方便不需买车,商店应有尽有包囖万象自给自足。

2017年
住满满人,租客有钱也找不到房间租。为啥不可能,你在那里可以找到那么多华人进进出出的condo?真的可以说是一个有潜能的唐人街。

2018年
Paradigm Mall OUG起好了,周末不需要再去远远的购物商场。霎时Parklane OUG 的卖价将会再起一个层次。
